Why is it important to have a roofing professional visit your home for an estimate rather than based on a photo or Google maps?
When I look at a roof in person I can assess damage to any parts of the roof such as roof flashing, shingle damage, damage from animals such as raccoons and squirrels and any masonry that might need to be done. I look for wood rot, how the water is draining off the roof, and get a sense of how many layers of roofing material are on the roof (if possible). Sometimes other systems such as the eavestroughs need to be replaced or a downspout needs to be relocated so the water is properly draining off the roof. This is hard to see in a photograph or video as all sides of the house must be looked at. Your roof is one of the most important assets to your home even though it might get overlooked. It keeps your home dry and warm when properly installed and insulated.
